Call to Order:
Upon proper notice, posted Oct 29th, 2006, the eighth meeting of the Gentry Park Home Owners Board (the Board) was held on Nov 1st, 2006 @ 7:00 pm; called to order by Ron Seals, President

The following board members, being a majority of the Board and meeting the requirements of quorum set forth in the bylaws, were in attendance:

Past Gentry Park Board Meeting Minutes:
Ron motions to approve the Sept 2006 Board Meeting Minutes as registered by Rob Edwards and posted by Steven Gongage. Al Kiczula seconds the motion. All four attending Board Members agreed. The Sept 2006 Board Meeting Minutes are approved.
Financial Report:
Jim Boyle submitted the Oct 2006 Financials for review. Per Jim Boyle, there is $3400 total outstanding HOA Dues in balance. All motioned and approved the Oct 2006 financials as submitted by Jim Boyle of Boyle Management.
President's Report:
(Vista Lakes News)
-Vista Lakes Turnover: VL is now run by the residents of Vista Lakes. A total of 7 Homeowners sit on the Board of VL (Robert, Rene, Jennifer, Tom Malone, Curtis, +2 current members)
Old Business:
- Annexation
Per Jim Boyle,Ben Walters/Inland Homes Attorney's has taken steps towards the Homeowners to ensure a 100% HOA of all Homeowners. All paperwork files by Inland Homes' Attorney and heading toward court. Boyle to get an update from Ben Walters. Boyle stated that Ben Walters/Inland Homes stated this information is "none of GP Board’s business".
- Irrigation
The CDD has approved Gentry Park to be re-hooked up the with water supply and not turn over the GP common land to GP. Boyle suggested it was all Inland Homes—they did not turn over a complete system to the GP Homeowners on Jan 21st, 2006. Pipe/Meter on the corner of Bristol Channel and Westocott Cove will continue to remain above ground until a final direction/decision about this situation is resolved. CDD will claim maintenence to the GP Common Land. GP HOA Board requests a meeting with Ben Walters/Inland Homes, Mark Jacobson/Newland Communities, GP HOA Board, Janice/Greystone, Jim Boyle/Boyle Management, and Scott/Annan Landscaping. Jim Boyle to set up the meeting; possible dates: Nov 21 or 28. Ron to pull all records for meeting.
- Landscaping
Due to the shut off of the GP water supply, there is irreversible damage to the grass, trees, and landscaping. Jim Boyle estimated that the plant damage is $7000. Jim Boyle to get a sod replacement estimate.
6216 Bristol Channel Way Home Owner states a pool of water all the time.
- Punch Out List
Patty queried Jim Boyle where Ben Walters is with the year-old Punch List. Jim will check with Ben Walters to the status. Boyle to send a certified letter to Inland Homes President. Boyle to draft and await approval of the GP HOA Board prior to sending to Ben Walter’s Manager.
NEW Business:
GP HOA Board Member Election
Ron reminds the Homeowners that there has been a vacant seat on the GP HOA Board for the past six months, vacated by Steve Gongage on May 9th, 2006. Curtis Bourque, Horizons HOA President, has expressed interest. Jim Boyle/Boyle Management verified that a GP Board Member does not have to be a Homeowner. Al motions to elect Curtis, Rob seconds, all four GP Board members agree, voting Curtis Bourque onto the GP HOA Board in the position of Director, replacing Steve Gongage, for the balance of Steve's term, 1 year. Curtis’s term will be up the end of Feb 2007. (Ron Seals and Patty Kenny, 2 year terms; Al Kizcula, 3 year term—as outlined in the Feb 2006 HOA Minutes.)
GP 2007 Budget
-Boyle Management brought the proposed GP 2007 Budget. Al want to hold off discussing the new budget until we settle on a Management Company. (Boyle Management’s contract is up the end of Dec 2006) Per Curtis, we can carry over our current budget for now. Jim Boyle reminds the Homeowners that there is a 15% increase cap without needing a vote of Homeowners. GP HOA Board recommends the 15% increase, $106/month starting in Jan 2007. Ron motions for $106/month in HO dues, Patty seconds, Al in agreement—3 ayes, 1 nay (Rob Edwards). Approved. The GP HOA Dues for 2007 will increase to $106/month.
Landscaping Contract
-Scott of Annan Landscaping submitted his bid for 2007. (Annan’s contract expires the end of Dec 2006) Prices are the same as in 2006. The GP HOA Board agrees that more bids are needed. Curtis suggests Pro-Scape (CDD/Master Landscaper); Curtis will contact them and report back to the GP HOA Board.
HO Plants in violation
-Several attending Homeowners complained about large vines/plants growing on the grounds. Patty to submit the addresses to Summer at Boyle Management to contact the Homeowners in violation to remove them.
GP Management Co. Contract
-current Management company, Boyle Management, contract expires the end of Dec 2006. GP HOA Board has three bids for the management of Gentry Park, Orlando. Current management company, Boyle Management; Leland, Vista Lakes Management Company; and Greystone, Horizon’s Condo’s Management Company.
Jim Boyle states that he is best suited for this contract; he/Boyle Management has working knowledge of current problems and can assist in resolving them.
GP HOA Board reviewed the written and submitted bids, met with the prospective Management companies and reviewed past year performance of Boyle Management and decided, after presenting to the attending Homeowners, that Greystone Management Company is best management company to move Gentry Park forward in a positive direction. Curtis motions to contract Greystone, Patty seconds the motion, all of the HOA Board agrees (not oppostion)—approved. Al will notify Janice of Greystone that they have won the contract for 3 years with after a year, it is written in the contract with Greystone, the GP HOA Board will review past year performance and be allowed to cancel the contract without any fines or recourse. Jim Boyle and Summer of Boyle Management were informed by Ron Seals, GP HOA President, that the GP HOA Board has decided to let his contract expire in Dec 2006.
