Call to Order:
Upon proper notice, posted Nov 26th, 2006, a special meeting of the Gentry Park Home Owners Board (the Board) was held on Nov 28th, 2006 @ 7 pm. and called to order by Ron Seals, President
The purpose of the meeting was to discuss the water issue and the landscape situation, and to discuss options for a solution so we could move forward.
Attendance:
The following board members, being a majority of the Board and meeting the requirements of quorum set forth in the bylaws, were in attendance:

No representative from Inland Homes was present. They were, however,invited.
Mark Jacobson, from Newland Communities, did a quick recap of the situation and went on to make several points:
He estimates that CDD owns approx 60% of the property and GPHOA owns approx 40%
- All tracks of lawn between the buildings are owned by Newland, or CDD.
- The property in front of the townhouses are owned by the respective owners
Proscape Landscaping is going to maintain the property owned by CDD. Because of the additional work involved in maintaining the GPHOA property, he proposes that we do a 50/50 split on the maintenance which equates to $18,096 for CDD and the same for GPHOA.
- Basically GPHOA will be paying about the same to have a smaller area maintained but will have better looking property.
- The priceincludes mowing, pest control for the lawn and landscape, fertilization and irrigation maintenance.
- The board is also seeking another bid for price comparison.
Jim Boyle provided a bid submitted by the present landscape company to replace the damaged sod and plants? but the board decided it would be a better idea to get a bid from the new landscape company so that there would be no question of who was responsible for it should that be an issue down the road. It was suggested we contact Proscape and see if they could provide a comparable price.
Mark said the water would be hooked back up to CDD's system in the near future and that they would absorb the cost of the meters ($3015). The sleeves by Chickasaw, where the old meter was, would also be cut off and sealed so that they were beneath the sod.
After we discussed the proposal to replace the sod, Mark stated that Newland would contribute $5000 toward the sod replacement and it was suggested that Inland Homes pay the balance.
It was also suggested that we try to renegotiate Proscape's price for the GPHOA share of the lawn maintenance.
It was clarified that CDD owns the sidewalks and homeowners own the property between the sidewalks and the townhouses.
It was agreed that we should send a letter to Annan Landscape advising them their contract would not be renewed for 2007.
The subject of the trees was brought up again and Curt said the new management already was working on solutions to resolve the issue.
It was also decided that there would be no board meeting for December but that we would start fresh in January 2007.
