Call to Order:

Upon proper notice, posted Dec 18th, 2006, the eleventh meeting of the Gentry Park Home Owners Board (the Board) was held on Dec 18th, 2006 @ 7 pm; called to order by Ron Seals, President.

Attendance:

The following board members, being a majority of the Board and meeting the requirements of quorum set forth in the bylaws, were in attendance:

Ron Seals
Al Kiczula
Patty Kenny
Rob Edwards

The following parties were also in attendance:

Special Meeting to review and approve a GP HOA Landscaping Company for 2007

Vendors under review:

ProScape (Vista Lakes Landscaper)
Aaction Landscaping
Greystone's suggestion per Ron Seals

Using Annan's Landscaping contract to compare

The GP Common Area will be under the control and maintenance responsibility of the Vista Lakes CDD, ProScape Landscaping Co. The GP HOA Board reviews and considers ProScape Landscaping Co. to keep the landscaping consistant. Patty liked the Aaction Landscaping lawn schedule and would like to see a more definitive schedule layed out by ProScape. Al motions to select ProScape Landscaper based upon a review of a monthly outlined lawn maintenance schedule. Rob seconds the motion; all approve ProScape Landscaping Co as the GP HOA landscaping company for 2007.

Ron to contact Janice at Greystone (GP HOA 2007 Management Co) to:

- Review the ProScape Landscaping Bid; addition of monthly outline of lawn care.
- Review course of action of the Inland Home Punch List submitted to Ben Walters, Inland Homes
- Contacting an engineer to survey the GP Property prior to Jan 21, 2007, one year anniversary of the GP HOA turnover.
- Reassess painting needs; Grey building on Saratoga looks completely washed out.

Al and Patty volunteered to walk the GP Community for landscaping concerns with Janice/Greystone and set up a list for Inland Homes and Newland Community.

GP HOA Board agrees to meet the third Monday of each month. Due to MLK Holiday on Jan 15th, 2007, the next GP HOA Board Meeting will be help Jan 22, 2007 @ 7pm at the Vista Lakes Community Center.

Adjournment: Ron Seals makes a motion that we adjourn this meeting. The motion is duly seconded by Al Kiczula and carries unanimously. The meeting is adjourned
