BOARD OF DIRECTORS MEETING
June 1st, 2006
APPROVED MINUTES

Call to Order:

Upon proper notice, posted May 30th, 2006, the fifth meeting of the Gentry Park Home Owners Board (the Board) was held on June 1st, 2006 @ 6:30:00 pm; called to order by Ron Seals, President. .

Attendance:

The following board members, being a majority of the Board and meeting the requirements of quorum set forth in the bylaws, were in attendance:

In the absence of a sitting Secretary, the Gentry Park HOA Board Meeting Minutes were taken by Patty Kenny

Past Gentry Park Board Meeting Minutes:

Ron motions to approve May 2006 Board Meeting Minutes as registered by Patty Kenny and posted by Steven Gongage. Al Kiczula seconds the motion. All four attending Board Members agreed. The May 2006 Board Meeting Minutes are approved.

Financial Report:

Kristi Carnesale, LCAM, Boyle Management, reviewed the Finacials from May 2006.
Overview: transferred monies from a Money Market Acct over to Operating Exp Acct. Kristi will transfer once assessed. Legal fee currently is $1952.00; this is reimbursable. Ron motions to approve the Financial statement. Financial statement is approved for May 2006.

President's Report: (Vista Lakes News)

- Noice Ordinance:
The noice levels are being monitored.

- Hurricane Shutters:
Different types have been suggested and approved by Vista Lakes. They will be monitored by Vista Lakes so they do not stay up for extended periods of time.

- Wounded VL Security Guard:
Gentry Park Community sent him flowers.

- Horizons HOA Meeting:
Attended their HOA Mtg. They are monitoring their past vandal problems. Next meeting is August 2006.

- Home Depot/Narcoossee Widening:
Apparently there is no money currently in the budget for road widening of Narcoossee

Old Business:

- Annexation
Kristi asked Ben Walters, Inland Homes, for an annexation update. Ben was asked to attend and update the Homeowners at May’s HOA Mtg; Ben didn’t show. Outstanding Homeowners not signed is 40, have signed is 51. Attending Home Owners suggested approaching Ben Walters bosses to address this unresolved situation. Kristi-Inland Homes letter (from Ben Walters, Inland Homes) attorney—will email to Ron/Kristi. Sent to Home Owners consenting—next board meeting w/ Notaries. Krist to verify with Matt Firestone that Home Owners cannot countersue the GP HOA Board. Al reviewed annexation situation with the attending Home Owners

- Irrigation
Ron, Kristi, and a Rep from Inland Homes walked the GP Community to review the lack of irrigation and dying grass and foliage. Original installation had the irrigation system temporarily hooked up to the VL Water Meter system. Kristi reviewed saying that the main line was cut from the VL system. Temporary water meters will be hooked up to the fire hydrants. Orange County is on back order for the Water Meters. If Ben Walters, Inland Homes, does not do this then Kristi will go foreward and have Annan Landscaping complete the job and bill Ben Walters, Inland Homes. There is no reclaimed water line available. The master developer did not make a tie in available for GP. Orange County will come out to hook us up to the potable water lines. Inland Homes’ irrigation guy will walk Kristi through the system. Inland Homes to pick up the bill. Home Owners queried about enough pressure—is the pump on order too? Reviewed the Orange County water lines. Kristi told Ben Walters that if there is not enough water pressure then Inland Homes will have to contact water trucks to water the grass and foliage.

Questions that came up:
Who will pay the cost of replanting the lost grass/foliage? (from pre-turnover and death from no water) Kristi to approach Ben Walters, Inland Homes, regarding this.
Mulch/Trees: Beds need to be remulched, trees need to be trimmed, Kristi to address with Annan Landscaping.

Tree trimming estimate is $35/tree. Kristi to verify cost. Ron reviews the Annan Contract that states trimming, remulching, and replanting are part of the contract.

- GP Notary
Ron tells the HOs that GP will have a Notary on hand to help finish signing up the 30% of the unsigned HOs and also be available for your personal matters. Patty Kenny has been notarized and will be available to start in August 2006. Al motions to reimburse Patty for her expenses, Rob seconds the motion, the Board agrees. Boyle Management to reimburse Patty.

- Punch Out List
To be addressed after the irrigation situation has been addressed

- HOA Letter to Home Owners
Kristi will be sending out a letter to all GP Home Owners alerting them to the following: empty board seat, vacated by Steve Gongage; mentioning the Speed Bumps, explaining the No Parking Signs, outline the warranty(stucco cracks) and Home Owners Insurance needs, GentryPark.com web site, and looking for volunteers to sit with Al K. on the ARC Committee.

NEW Business:

- Speeding in GP/Bristol Channel Way
Kristi, stated that there is a County Grant Program. She will check with the county. Kristi will look into speed tables.

- Building Insurance
Auto Owners Insurance is for general liability and DNO is $ 817.00/year. All general liability for HOA has gone up. $255 + $556—is approved by the HOA Board

- Home Owners Insurance
Ron explained the coverage of the Home Owners Insurance. Kristi explains that the Home Owners portion of the roof is covered. Kristi explained that the reason why our monthly fees are low is that the outside of the buildings are insured through the individual Home Owner. In case of damage, then the individual Home Owner will activate their policy, but GP HOA will take bids and contract one business to fix the structure. Kristi to look into into a policy—how many each square footage. Propery insurance is $1500/yr.

- Empty Board Seat
Ron explains to the Home Owners that Steve Gongage, Secretary, has stepped down from his position on the GP HOA Board. He outlines the needs of the seat and requests that interested people inquire/apply with Kristi C at Boyle Management. Ron/Kristi had gotten interest from a Home Owner, who did not attend the HOA May meeting. Vicki Vivona volunteered to sit on the HOA Board. Board motions and Vicki is nominated to the HOA Board.

Committee Reports:

- ARC Committee
- Al Kiczula; Ron mentions that there is currently one active member of the ARC Committee, Al Kiczula, and we are recruiting more volunteers

Adjournment: Ron Seals makes a motion that we adjourn this meeting. The motion is duly seconded by Al Kiczula and carries unanimously. The meeting is adjourned.
