APPROVED MINUTES

Call to Order:

Upon proper notice, posted Sept 16th, 2006, the eighth meeting of the Gentry Park Home Owners Board (the Board) was held on Sept 18th, 2006 @ 6:30 pm; called to order by Ron Seals,President.

Attendance:

The following board members, being a majority of the Board and meeting the requirements of quorum set forth in the bylaws, were in attendance:

Past Gentry Park Board Meeting Minutes:

Ron motions to approve the August 2006 Board Meeting Minutes as registered by Rob Edwards and posted by Steven Gongage. Al Kiczula seconds the motion. All four attending Board Members agreed. The August 2006 Board Meeting Minutes are approved.

Financial Report:

Kristi Carnesale, LCAM, Boyle Management, resigned from Boyle Management. Jim Boyle submitted the August 2006 Financials, but was not present at the August 2006 HOA Board Meeting. Patty Kenny has submitted the Aug2006 Financials from Boyle Management to Steve Gongage for posting on the GentryPark.com site for all Homeowners to view.

President's Report:

- Complimentary GP Notary: Patty Kenny, 407-658-2191, is the GP Notary free of charge for Gentry Park Residents only

- Open Board Seat: The Gentry Park HOA Board has a vacant seat. Those interested in serving their community are to contact Jim Boyle @ Boyle Management.

- Vista Lakes 2007 Turnover: Ron explains that he is the Gentry Park vote for the upcoming Vista Lakes Officers

- 2007 Vendor Contract Renewals: Ron explains to the HOA that our vendor contracts are coming up for renewal in 2007 and will be under review for possible replacement.

Old Business:

- Annexation Per Ben Walters of Inland Homes:
71% of the GP Homeowners are registered. 2-4 Homeowners are over $1000 dollars in arrears of their Homeowners dues. HOA Board to review the current Homeowners list to be submitted by Ben Walters. According to Ben Walters, Inland Homes has filed suited to the existing Homeowners who have not submitted the proper paper work (joinders form). Per Ben, it'll take five business days to file suit against the balance, Homeowners get 20 days to respond; the goal is to resolve this issue within six months.

- Irrigation
Dion worked with Kristi Carnesale, former LCAM of Boyle Management on the irrigation of Gentry Park. According to Dion, Orlando cannot be connected to the reclaimed water. Tried to apply for drinking water meters, can't use it, they stated, when reclaimed water is available. As Dion explained, there are two options: 1. Irrigate with drinking water-using meters and backflow device; 2. Irrigate with reclaimed water and reusing w/ Vista Lakes. This is not a metered water connecton. (DEP overruled, not illegal). We can run a line to the CDD if it's a problem. Potable is more expensive. Dion recommended going back to the original connection ( Vista Lakes reclaimed water). Ron will check w/ the CDD on fees. Annan was supposed to pick up the plans to submit and have not as of yet (6-8 weeks ago). Ben Walters agrees to pay for reconnect.

- Annexation
Brief overview from Ron; we are at 70% - 30 HO are yet unsigned. Inland still doesn’t have current information. For example, Jinx Mang sold her house 2 months ago and she is still on Inland Home's HO List. Kristi passed out joinders forms; she has a Notary on site.

- UPDATE 9/21/06:
Ron contacted the CDD representative about GP reconnecting to the reclaimed water; the CDD response was no. They do not want anyone to connect to their reclaimed water line. Ron will have to contact Ben Walter and have him and Annan move forward with connecting us to the potable water which permanent connectiom will not be for another 6 to 8 weeks minimum.

- Landscaping
Ben Walters, Inland Homes, committed to $4000 to relandscaping of dead trees, grass/sod, plants, mulch. Ben also committed to contacting Anna Landscaping for the balance of the landscaping fees for negligence. Will hold off spending the $4000 until the irrigation is resolved.

- Punch Out List
Ben Walters and Dion of Inland Homes received a copy of the original punch out list as outlined by Joseph Doerhoff, November 2005. He stated that Inland Homes is committed to resolving these open issues.

- Tree Trimming on information.
Ben Walters suggests getting with Annan Landscaping and get a professional recommendation. Scott of Annan…Dion to recomment a tree guide.

- Utility Boxes
Individual Homeowners need to request from Bellsouth and Brighthouse. Dion recommends contacting these companies complaining of open wires and possible losing service. Patty will contact Brighthouse and Bellsouth to gather info.

- Speeding in GP/Bristol Channel Way no information. Other neighborhoods in Vista Lakes are currently looking into speed bumps/tables to curb speeding on their streets.

- Street Signs
Because the streets in Gentry Park are private, Rob Edwards has designed decals to cover the current logos. Since Kristi Carnesale is no longer with Boyle Management, there is no word from Jim Boyle to the status.

- Cement Slab/Stucco Cracks
per Ben Walters, Inland Homes, urging, homeowners are to call the Warranty Dept @ 1-888-B-SOLVED. Ben has agreed to send Louis to help resolve cracking issues up to November 1st , 2006. (1/8" or greater). Dion recommended purchasing yellow Quickcrete squeeze tube (Home Depot or Lowes)

- Satellite Dishes
Residents are aware that their incorrectly mounted dishes makes them responsible for roof/water damage. Boyle Management to inspect and order a third party moisture inspection. Boyle is to have a roofer romove the shingle(s) and properly repair roof. Dion strongly recommends taking a picture of a proper mounting and pass it out to the homeowners. Proper mounting in on the garage fascia board.

- Gray Stone Replacment Wright's Expedite (River Rock) to buy in bulk.

NEW Business:

HOA Monthly Meeting Date Change
- Al Kiczula recommended moving the HOA Meeting to the 3rd Monday of each Month. Patty motions, Rob seconds, all agree.

- Block Party! Upcoming First Annual Gentry Park Block Party.
Proposed date, first Sat of November 2006. Proposing to close off Bristol Channel Way; Ron to check with Carol Rumley regarding grass usage. Food from 6-7ish; Gentry Park HOA to supply the meat…If you want to join the Block Party Planning Committee, pls contact Patty Kenny @ patricia.kenny@lifeatvistalakes.com.
